Slate Tiled Porches Essex
Porches with Tiled Roof

A lot of enclosed front porch designs for houses have tiled roofs and they come with many advantages.

From the appearance of porches with tiled roofs, to them being a hassle free alternative in comparison to the newer glass roof design. Read on to find out more useful information about tiled roof porches.

Match the Style of the Porch & Your House

What is important to take into account when picking a porch for your home, is what kind of style you should go for. Just because you may want a modern looking porch, does not necessarily mean that this porch will go with the style of your house.

Investment Opportunity – Increase the Price of Your Property

When picking a tiled front porch, you must also remember that this is an investment opportunity. If you are thinking of selling your home in future, then it is important that your porch is of a good quality and blends in with the style of your home, as installing a front porch extension which meets this criteria will increase the price of your property.

Advantages of Installing a Porch with Tiled Roof

One of the main advantages of getting a porch with tiled roof extensions, is that you won’t have to go through the struggles of trying to clean the roof, which is likely to be a long and tiring task especially if you live somewhere with lots of trees and birds.

Meanwhile, the tiles will also help to keep the heat in the enclosed front porch or back porch on those chilly winter mornings, while keeping the porch cool on those hot summer days, helping you save money in the long run.

Planning Permission

Adding a slate tiled front porch to any external door of your house is considered to be permitted development, not requiring an application for planning permission, provided:
Slate Tiled Porches Mini Guide
  • The ground floor area (measured externally) would not exceed three square metres.
  • No part would be more than three metres above ground level (height needs to be measured in the same way as for a house extension).
  • No part of the porch would be within two metres of any boundary of the dwelling house and the highway.
Please note: The permitted development allowances described here apply to houses not flats, maisonettes or other buildings.

Building Regulations

Building a slate tiled porch at ground level and under 30 square metres in floor area is normally exempt from the need for building regulation approval. This is provided that glazing and any fixed electrical installations comply with the appropriate sections of building regulations.

For a porch with tiled roof to be exempt from building regulations approval:

  • The front entrance door between the existing house and the new porch must remain in place
  • If the house has ramped or level access for disabled people, the porch must not adversely affect access.
